YKK plans a third Indian factory near Chennai
YKK India plans a $150 million factory near Chennai to supply fastening products for domestic and export markets. Building completion is targeted for February 2028.

A third factory in India
YKK India Private Limited plans a $150 million factory at Origins by Mahindra, Chennai, in Tamil Nadu. The site covers 149,936 square metres, with a planned building area of 74,658 square metres. The investment covers land, buildings, machinery and equipment. Building completion is scheduled for February 2028.
The company would operate its third Indian manufacturing plant alongside two existing factories in Haryana, serving domestic demand and export-oriented production. Vikram Goel, Mahindra Lifespace Developers’ Chief Business Officer (Industrial), welcomed YKK as a new manufacturer at the park. YKK India manufactures and sells fastening products.
The industrial park’s first phase
Origins Chennai opened its first phase on April 26, 2019, after Sumitomo Corporation and Mahindra World City Developers completed the phase’s construction. The park lies in Ponneri taluk, 37 kilometres north of central Chennai. The joint venture was structured with Mahindra World City Developers owning 60% and Sumitomo owning 40%.
The 2019 development plan provided for roads, water supply and sewage infrastructure, together with Japanese staff support for manufacturers. The first phase was intended to accommodate 20–30 tenants, mostly Japanese companies, with plots of 5,000 square metres and above available for sale. Rental factories were also under consideration. Total investment in the industrial park was then estimated at ¥7.5 billion, a separate project from YKK’s proposed factory.

Support for Japanese manufacturers
In July 2025, Mahindra Industrial Park Chennai Limited and Sumitomo agreed to work with Osaka Prefecture and the Osaka Industrial Development Bureau on support for Osaka-based businesses entering India. The cooperation covered business visits, on-the-ground consultation and knowledge-sharing seminars in Osaka. Osaka’s institutions would identify and recommend interested companies, subject to the necessary permissions.
- Business visits and local consultation.
- Seminars connecting Osaka businesses with the industrial park.
- Support for companies evaluating entry into India.
Origins Chennai is a multi-sector Domestic Tariff Area industrial cluster on NH-16, the Chennai–Kolkata highway. It falls within the influence zones of the Chennai–Bengaluru and Chennai–Visakhapatnam industrial corridors. Mahindra Industrial Park Chennai Limited develops and operates the park as a joint venture between Mahindra World City Developers Limited and Sumitomo Corporation. By July 2025, the developer put the park’s size at around 600 acres, including a first phase of approximately 306 acres.
